Executive Management Services proudly serves over 40 communities in North Florida by providing professional management services to Homeowners’ and Condominium Associations.
EMS understands the purchase of a home or condominium is your most precious investment. Protecting community Covenants & Restrictions as well as managing the finances of an association is our way of ensuring a neighborhood’s positive growth while allowing homeowners enjoyment of their property, without the hassle of day-to-day management that communities require. We are experienced in preparation of budgets, collections, planning/execution of board and member meetings, as well as effective communications with the membership. We provide the necessary expertise and staff to oversee the maintenance of the property in an efficient and professional manner.
Our Management Team strives to achieve the following goals:
- Administration of your community association by preparing for meetings, issuing timely notice of meetings, maintaining minutes and other written communication for the association;
- Management of association finances by maintaining accurate financial records, preparation of financial statements for board members and homeowners in accordance with governing documents, oversight of outside vendors, payments of association financial obligations, and assistance with year-end tax requirements;
- Collection of dues, assessments and fees in accordance with governing documents while working with outside legal counsel to facilitate necessary liens and/or other appropriate legal action;
- Offer assistance with enforcement of rules and regulations as well as facilitate necessary maintenance requests and property inspections; and
- Maintain necessary insurance for community associations.
Through the accomplishment of our goals we ensure associations remain in compliance with state and other governing law. Our efforts allow for the protection of community property values and assist associations with the planning of future capital improvements.
